Land losers hit jackpot

Owners of private properties who part with their land for the Namma Metro project, are in for a jackpot.

The Bangalore Metro Rail Corporation (BMRC) has decided to allot Bangalore Development Authority (BDA) sites to all those who give away over 50 per cent of their property for the project.

“The BDA board recently approved a proposal in this regard and we will allot sites to land losers,” BMRCL Managing Director V Madhu said. The sites will be given over and above the compensation package announced by the BMRC. As many as 270 land losers out of 500 will get the BDA sites.

But the sites will not come free. Land losers have to pay for. The price of the site will be as per BDA norms – Rs 500 per sq ft.

“We had thought about it some months ago and placed a proposal before the BDA. As we were not sure whether the BDA would approve the proposal or not, we did not disclose it while announcing the compensation package a few months ago,” Madhu said.

He said the BDA had agreed to hand over 20 acres of land to the BMRC for developing the layout. But the BDA has not yet specified the location of the land. “Once the land comes into our possession we will start the development,” he said.

BDA Commissioner H S Shankarlinge Gowda said 20 acres of bulk land would be handed over to the BMRC in one of five layouts proposed to be developed in the coming days. In turn, the BMRC will develop the land and distribute sites.

Criteria to get sites
The first condition to get the site is that one should be giving away more than 50 per cent of the land one owns for the Metro rail project. If one is parting with, say, 1,000 sq ft of land out of a total of 2,000 sq ft, a 30/40 ft site will be given.

Similarly, for 600 sq ft of land acquired, a 20/30 sq ft site will be given. Those giving less than 50 per of their land, will not get any site, Madhu said.


Besides, the property loser should have accepted the monetary compensation given by BMRCL, for claiming a site.
