BANGALORE: People aspiring for Bangalore Development Authority (BDA) sites will need to wait for one more year. The agency has now set a time limit for developing it's five new layouts but the process is expected to start only after six months and completed within four years.
The BDA's proposal is now pending at the Governor's Office. The proposal first sent to Raj Bhavan in October last was sent back with a few observations. The development authority has again sent it to Raj Bhavan with suitable changes.
The actual process of developing the layouts will start only after they get a green signal from the Governor's office and a target of six months for notification and around four years for developing layouts has been set, BDA secretary G C Rajashekhar told this website’s newspaper.
“People can apply for sites from next year, until which the surveyed land would be acquired, notifications called for and tenders finalised. Layouts will be developed based on international standards.
Experts from various fields will be called for to form layouts. Based on the availability of water resources, layouts will be formed. Layouts earlier formed will also be considered. We aim at constructing over two lakh houses near Airport alone, spread across 3.25 sq feet,” he said.
Places where water is in scarce like near Doddaballapur, Airport Road and Hesarghatta, the BDA will concentrate on forming larger sites measuring up to 10x120 in dimension. As people can afford to pay extra for water connection or opt for rain-water harvesting.
Whereas in places like Magadi, Mysore and Sarjapura roads where there is sufficient water supply sites of all dimensions from 30x40 to 100x120 will be allotted. Sites will be sold at a price lower than the market prize, added Rajashekhar.
BDA proposes to develop 1.5 lakh sites in five new layouts: Shivram Karanth Layout between Dodaballapur Road and Hesarghatta Road, Kempegowda Layout between Magadi and Mysore Road, Devaraj Urs Layout between Airport Road and Varthur village, K C Reddy Layout on Hosur and Sarjapur Road and S Nijalingappa Layout between Varthur village and Sarjapur Road.
Principal Secretary, Urban Development Department K Jyothiramalingam said that real estate value in the vicinity of these layouts will not increase as the BDA has marked open area of 800 sq km as 'urbanisable' area for further development. The 1995 master plan had marked 574 sq kms for development. “This will ensure that real estate value in the vicinity is stabilised,” he said.
