Development expected on major city roads
The development of commercial spaces in residential areas will change the city’s realty focus, especially in the south and east, says Leena Mudbidri


With the new Comprehensive Development Plan - Master Plan 2015 - allowing commercial development in residential areas depending on road width, an area of 55 sqkm across the city has been earmarked for mixed land use.
Residential areas with roads more than 60 feet wide will see commercial establishments emerging. While commercial space in some of these roads has already been developed, other connecting roads too will see hectic development shortly.
Major roads of more than 60 ft width in various localities in the city:
Banashankari: Kathriguppa Main Road, Puttana Chetty Road, Uttarahalli Main Road, Puttenahalli Main Road, Ittamadu Main Road, Pipeline Road, Bugle Rock Road
Benson Town: Millers Road, St John's Road, Mosque Road, Coles Road
Jayanagar: R V Road, Pattalamma Street, K R Road, Kanakapura Road, B P Wadia Road, Lalbagh Fort Road, South End Road
Indiranagar: Indiranagar 12th Main Road, 100 Feet Road, Jeevanbhima Nagar Main Road
Koramangala: 80 Feet Road, Ejipura Main Road, Adugodi Main Road, 20th Main Road, 1st A Cross Road, 5th Cross Road
Kempapura Agrahara:
Chord Road, Magadi Road, Link Road
Kaval Byrasandra: Hennur Main Road
Kammanahalli:

Development expected
"Development is primarily driven by IT and ITES office spaces, and is followed by residential, retail and hospitality sectors," says Sandeep Trivedi, Associate Director, Consultancy Services, Cushman & Wakefield. The properties located along the major link roads in the south and east - areas that have been classified as Mutation Corridors - are eligible for mixed development and will see some development in the near future. "The IT Corridor is expanded to include entire Whitefield and Electronic City and is eligible for integrated developments, a move which is expected to reduce dependence on other micro markets," he points out.
"Commercialisation is a certainty and Kanakapura Road, Hosur Road and Bannerghatta Road will witness tremendous mixed use development in the coming months," predicts B Praveen Kumar, Vice President, Jones Lang Laselle Meghraj. "Along this mutation corridor anything from software parks and malls to hotels can come up because of the new zonal regulations permitting commercial development on any plot measuring 10 to 15 acres," he points out.
