Bangalore: The Bangalore Development Authority (BDA) is all set to go vertical! In future, the BDA will construct housing complexes and allotments of smaller sites will be stopped. However, this rule will not apply to Arkavathy Layout.
The BDA will instead go in for budget housing complexes. A few places have been identified in all the zones for layout formation which will accommodate flats as well as plots of bigger dimensions.
To be implemented on joint venture basis with builders, the singe and two-bed room flats will range from 650 sqft to 1,200 sqft. The business sharing ratio will be either 60:40 or 50:50.
“The BDA will have its first quota in flat allotments only after which the joint venture partner can go ahead with their allotments. The BDA will fix a price depending on the market value and the builder will have a different price for his share of property. The BDA’s price will be a budget price aimed at the middleclass,’’ BDA commissioner Shankarlinge Gowda told The Times of India.
The layout formation will not be concentrated in a single zone as it will increase the real estate prices. The prices will also vary in future which is as of now a uniform rate for any dimension.
Arkavathy Layout
Though 20,000 sites have been promised and so far, 9,000 sites have been allotted, the Arkavathy Layout has again been caught in legal wrangles as the aggrieved land owners have petitioned the court. Nearly 748 acres of land is under litigation and hence the BDA has to cut down on its numbers.
The BDA commissioner said allotting 20,000 sites is ruled out and the maximum can be 15,000. “We do not have space to develop 20,000 sites. So far, we have distributed 9,000 sites and another 6,000 sites can be possible if we try very hard.”
“A lot of land is embroiled in litigation and we cannot bank on it. We have already returned the deposit amount of all the shortlisted applicants,’’ Gowda explained.
