Arkavati Layout allotment on schedule
BDA clears doubts of applicants regarding allotment. The authority plans to chalk out another 50,000 sites soon.

Categorically denying all allegations made regarding the newly-formed Arkavati Layout, the Bangalore Development Authority (BDA) has clarified that the 20,000 allotees' list will be out on January 15 as per schedule.

M N Vidyashankar, Commissioner, BDA, said: "Arkavati Layout formation work is going on at a brisk pace and the BDA will make allotments to eligible applicants who are waiting since several months as promised. Many a doubt, misconception, and apprehension have been making rounds and reported in this regard which have no factual base. Allottees will be given site number, road, cross number details on the date of allotment itself. Roads, storm water drains, and culverts will be formed, sites will be numbered, and road numbers will be completed at this stage".

Further, he clarified that deposits made by unsuccessful applicants will be refunded within January 25, and has appealed to the applicants not to lose heart, as the BDA will call for applications for 50,000 sites soon for which allotments will be made by September this year.

Allotment

Since the allotment list will be out on January 15, allottees will have to pay the complete price within three months after receiving the allotment intimation. After that, for the first 30 days, 18 percent penal interest will be imposed and for the subsequent 30 days, 21 percent penal interest will be charged. The BDA will cancel the allotment if the allotees fail to pay the complete price within six months. In case of economically weaker sections who get 20x30 sites, a maximum of three years time to pay the price is given.

After the payment of complete price, the BDA will send intimation regarding registration of the site to the allottee. The BDA will carryout 150 registrations per day and absolute sale deed and possession certificate will be issued to the allottees on the spot on a specified date.

Clearing doubts

In an attempt to save buyers from being cheated, Vidyashankar clarified that any private layout formation in BDA jurisdiction must have prior sanction for its layout plan from BDA before taking up developmental activity. Otherwise such unauthorised layouts must be prepared to face the consequences such as acquisition, dismantling of structures and no compensation benefit etc.

Another clarification issued by BDA is that it has not de-notified even an acre of land out of 2,750 acres of notified area of Arkavati Layout. The BDA has said that it has utmost concern for farmers and small landowners who have given their lands for the layout so all compensation claims will be settled within 48 hours after all the required documents are produced by the owners to the land acquisition officer. "This precaution is necessary to safeguard the interest of original owners.

The BDA is the only organisation which gives a high land compensation, and also incentive sites to farmers and registered revenue site owners", he said.

The BDA has so far not demolished any houses built before notification or afterwards. In cooperation with the Revenue Department, it has made arrangements for on-the-spot issue of necessary documents to claim compensation, and handbills have been distributed extensively. "In this regard, the BDA is addressing the issue of litigation and that problem will be taken care of in a short time", he said.
