BDA sweetener to push through road project
Bangalore: The BDA wants to dangle a tempting bait to owners whose land will be acquired for the proposed Peripheral Ring Road (PRR) project. The offer is: an additional Floor Area Ratio (FAR) up to four and compensation on par with the revised guidance value.
This sets the ball rolling on the much-awaited 116-km PRR, which will circumnavigate the city linking major highways — Tumkur Road, Mysore Road, Old Madras Road and Hosur Road.
The final notification is being issued for acquiring around 1,892.49 acres for Phase I, which will connect Hosur and Tumkur roads via Bellary Road, Old Madras Road, Varthur Road and Sarjapur Road running up to 65 km. The final notification is pending government approval.
The two-pronged compensation package — increase FAR and compensation on par with revised guidance value — is expected to reduce litigation.
While FAR in Bangalore is currently between 1.5 and 1.75, the BDA has proposed to increase it to 4 for partial land losers, which translates to vertical growth.
People losing their land will get compensation between Rs 30 lakh an acre to almost Rs 1 crore per acre, which is close to the current market value.
Authorities are preparing a landowners’ list for acquisition for Phase II of the 51-km stretch connecting Hosur Road to Tumkur Road, crossing Kanakapura Road, Mysore Road and Magadi Road.
An estimated 1,637.16 acres of land is required for this phase.
The BDA has proposed an eightlane road with a minimum width of 27.5 metres and service roads on either side.
This project, at Rs 31 crore per km, is the most expensive so far in Bangalore.
The PRR will connect four major roads coming into the city — Tumkur Road, Old Madras Road (Kolar Road), Hosur Road and Mysore Road.
Nearly 40 per cent of the goods carriages can ply on the PRR without getting into the city. The road cuts through Gangodanahalli, Varthur, Anjanapura, Uthralli, Doddabele, Challeghatta, Kodigehalli, Venkatapura, Agara, Gottikere, Bellandur, Lingarajpuram and Avalahalli.
What is FAR?
Bangalore: Floor Area Ratio or Floor Space Index is the ratio of the total floor area of a building to the size of the land in a certain location.
For example, for a 60x40 site, the area is 2,400 sqft. Currently, FAR is 1.5 and to calculate the extent of built-up area — multiply 2,400 by 1.5, which is 3,600 sqft.
So, you can construct a building to the maximum extent of 3,600 sqft.
If FAR is 4 as suggested by BDA, for a 60x40 site, multiply 2,400 sqft by 4, which comes to 9,600 sqft. TNN
