Nod for BMRDA plan to boost layouts

The government on April 28 issued a notification approving BMRDA’s interim master plan. With this, the ban on land conversion in the BMRDA jurisdiction for nearly a year now, has been lifted.

With the approval of the much-awaited interim master plan of Bangalore Metropolitan Region Development Authority (BMRDA) by the State government, the mood among the private developers is upbeat.

The government on April 28 issued a notification approving BMRDA’s interim master plan. With this, the ban on land conversion in the BMRDA jurisdiction for nearly a year now, has been lifted.

In other words, the Authority will now start approving private layouts, much to the relief of realty sector, BMRDA Town Planner Nagaraj Shetty told Deccan Herald.

The BMRDA will soon publish an interim plan calling for public objections, if any. Then, the final approval for the master plan will be accorded, the Authority officials said. The plan applies to six towns of Nelamangala, Magadi, Hoskote, Kanakapura, Anekal and Ramanagaram-Channapatna, covering an area of 3,500 sq km.

The BMRDA had banned land conversion in its jurisdiction in July 2006, till the interim plan was prepared. Though the plan was prepared and submitted in November 2006, the government took almost six months to approve it.



Wait and watch

According to Karnataka Township Developers Association, though it’s a welcome move, it is anxious about the zoning pattern proposed in the plan. “We are happy we will be back in business but the catch is we don’t know what the zoning pattern would be like. We need to wait till we physically see the plan,” said Mr C J Roy, general secretary, KTDA. He said the ban had blocked projects worth Rs 10,000 crore. “The delay has cost us dearly in terms of opportunities and interest,” said Mr Roy.

Hello,

Its almost a year since you posted this comment. I dont think Layout approvals are still happening in the Bidadi area. Do you know anything about this. I had booked a site in Bidadi area prior to Jun-2006. My money is still held up.

Any ideas as to when BMRDA might start approving layout again?
