Kempegowda Layout gets govt nod

The State Government has approved the 'Nadaprabhu Kempegowda Layout' in Bangalore and directed the Bangalore Development Authority (BDA) to issue the final notification in this regard.
The layout, measuring 4,043 acres and 27 guntas, is spread over eight villages in Kengeri and four in Yeshwantpur Hobli. As many as 54,800 residential sites will be formed by the BDA at an approximate cost of Rs 2,408 crore.
According to a Government Order (GO) on Tuesday, the layout will spread across the villages of Bheemanakuppe, Ramasagara, Sulikere, Kenchanapura, Ramasandra, Kommaghatta, Krishnasagara and Challaghatta in Kengeri Hobli, and Sheegehalli, Kannahalli, Kodigehalli and Manganahalli in Yeshwanthpura Hobli.
Commenting on the development, BDA Commissioner Siddaiah said: “The formalities are complete and on January 12, 2010 we sent the draft notification to the government for approval. The GO was received on Wednesday and the very evening the Board approved the layout’s formation.”
Pointing out that the gazette notification will be out by Friday, Siddaiah said, “the development of the layout will take a minimum of six months to a year.”
Following a preliminary notification on May 21 2008, a 30-day period was given to land owners to file objections.
On its final notification, the Nadaprabhu Kempegowda Layout received 7,514 objections till about six months ago. Siddaiah said all the objections were considered and were dealt with accordingly.
According to the GO, as much as 45 per cent of the land in the layout will be earmarked for basic amenities, green cover and a few other initiatives to improve the environment.
Of the remaining, 40 per cent of the land has been allocated to people who had parted with their land.
Accordingly, the State Government has also made provisions to share the developed land between land owners and the BDA on a 40:60 ratio. As compensation, the land owners will receive an area of 9,583 sq ft (four 40x60 sites) developed for every one acre. If this is not acceptable, the owners can opt for land and compensation in parts.
With the BDA scaling the last hurdle to develop the layout, it will take six months to a year for it to award compensation and place the available sites on the open market.
