FLAT REFUSAL

BANGALORE: The members of the Akme Ballet Apartments were protesting against the builder’s failure in honouring his commitment in providing even basic amenities that were promised to them at the time of registration of the flats. There are others as well. The members of the Chinar Residency Apartment Owners’ Association complained against the poor quality of construction. They complained that their apartments look very old even though they were built only 10 year ago.
“The quality of material used in the construction is low quality and the construction is substandard,’’ says Thomas K Joseph, president, Chinar Residency Apartment Owners’ Association, Wheeler Road, Frazer Town.
Most of these builders are from neighbouring states and they shift operations after completing a housing project. “I bought a flat on the second floor. The builder is yet to provide the lift,’’ complained J. Sudhakar, a software engineer working at ITPL.
What to do? Select a builder with credibility.
The builders who are members of Confederation of Real Estate Developers Association of India (CREDAI)- Karnataka are known for delivering projects on time. The other advantage is that CREDAI gives membership only after verifying the credentials of a builder. It has more than 100 builders as its members and even has a grievances committee to solves the problems of both the members and public. It is mandatory for all members to carry the logo of the association on all of their publicity material.
The association has a website, which lists the code of conduct. It lists the requirement of planning, saleable area, rate and methodology of calculation, construction time and general conditions to form part of an agreement with purchasers, disclosure and membership, maintenance and formation of association, worker interest, responsibility and powers of CREDAI, and a mechanism for solving disputes. ``We have successfully solved disputes between the builders and buyers. We receive very few complaints since most of our members honour their commitments,’’ said Sanjay Gandhi, member of CREDAI - Karnataka.
