Seamless ORR will push realty development

Improved connectivity along the ORR will open up areas around for commercial and residential development. Sai Prasanna reports



The Bangalore Development Authority (BDA) came out with a plan for a signal-free Outer Ring Road (ORR) late last year. With the number of vehicles increasing on the ORR, seven flyovers and two underpasses have been planned this year along the road to reduce congestion. Sources in the BDA say, "This will improve connectivity between the national highways and allow easy inter-city as well as intracity commuting. It will decrease pressure on the ORR caused due to the increasing number of vehicles."
The completion of the ORR improved connectivity to areas away from the city centre like Kadabeesanahalli, Devarabeesanahalli, Nagarvara, and Devanahalli. The new flyovers will allow easy commuting through the eight junctions from Central Silk Board to Hebbal Flyover. Presently, the BDA has called for tenders for the construction of these flyovers.
Connectivity
Areas in the south, north, and east will now be seamlessly connected. Small pockets around these junctions which were earlier difficult to access will be connected to different parts of the city. The grade separators will also provide a smooth and easy drive to the international airport. The IT belts in the south and east will benefit as travel time will be lesser to both these areas and to the international airport.
HSR Layout 14th Main –
ORR junction
A flyover will come up at this junction at an estimated cost of Rs 40 crores. The flyover will provide easy access to HSR Layout, Hosur Road, Mangammanapalya, and Kudlu. At the ground level, commuters can take the route to Koramangala, Adugodi, and Jakkasandra.
Bellandur – ORR junction
The flyover at Bellandur will connect Bellandur village with HAL, Old Airport Road, and Indiranagar on one side. On the other side, it will provide an easy drive to Sarjapur, Attibele, and Hosur Road. The estimated cost of this flyover is Rs 46.3 crores.
Kadabeesanahalli – ORR

An underpass will come up at the Kadabeesanahalli junction at an approximate cost of Rs 48.4 crores. It will connect Pattanur, Agrahara, and Kariannana Agrahara on one side and Indiranagar on the other side.
Devarabeesanahalli – ORR junction
The flyover at Devarabeesanahalli junction will connect Sarjapur Road, Haralur, Pattanur, and Doddakannelli on one side. The other side will provide smooth connectivity to Kariyanapalya, HAL, and Old Airport Road. This flyover will cost an estimated Rs 45.2 crores.
Mahadevapura – ORR

One side of the Mahadevapura junction flyover will allow commuters to drive to Whitefield and ITPL easily. The other side will lead to B Narayanapura, Kaggadasapura, Vignananagar, and C V Raman Nagar from the ORR. The estimated cost comes to Rs 44.8 crores.
Kalyan Nagar – ORR

From the Kalyan Nagar flyover, it will be an easy drive to HRBR layout, OMBR layout, NGEF layout, Lingarajapuram, Arkavathy Layout, and Challakere village. The cost of this flyover is Rs 39.3 crores.
Hennur – ORR junction
At Hennur junction, an underpass and a flyover will come up at an approximate cost of Rs 63.4 crores. This grade separator will provide better connectivity between Hennur and Lingarajapuram, Cox Town, Shivajinagar, HBR Layout, Bagalur, and Arkavathy Layout.
Veeranapalya – ORR

At the Veeranapalya junction, a flyover will come up at the cost of Rs 42.9 crores. One side of this flyover will ensure a smooth travel to Mariyannapalya, Jakkur, Arkavathy Layout, and the Bangalore International Airport. The other side of the flyover will lead to Veeranapalya, R T Nagar, and Sultanpalya.
Realty prospects
The priority given to the eight flyovers is expected to boost residential and commercial development along the ORR. R Balaji, CEO, Propmart, says, "Although the ORR has been operational for the last four years, there has not been any significant residential development seen here of late. The eight flyovers will promote better connectivity to inner areas and form the base for promoting increased residential development. People will start operating from the outskirts soon."
In addition to this, the planned Peripheral Ring Road (PRR) is expected to further speed up and increase activity along the Doddaballapur Road-Devanahalli Road-Sarjapur Road-Kanakpura Road-Mysore Road stretch.
"Connectivity is the base for any kind of development. We expect institutional, retail and office complexes to come up after that in these areas. This will be followed by residential development. Investors look at areas that have potential to become part of the CBD or suburbs in future," Balaji adds.
