Bangalore: The sale of application forms for regularization of unauthorized properties through the Sakrama scheme has been a big success.
The BBMP has sold over 1.5 lakh applications through Bangalore One centres, Apex banks and over 270 post offices.”Till December 14, these forms will be available in 14 Bangalore One centres, 42 Apex banks and 216 post offices spread all over the city,’’ said U A Vasanth Rao, DC, resources, BBMP.
The BBMP has introduced a hotline to answer queries and shortly, interactive sessions, in association with residents’ welfare associations, will be held to clear doubts about the scheme. Some FAQs:
I have paid betterment charges to the CMC and obtained khata certificate in my name. I have got the house plan sanctioned from the CMC and constructed as per the sanctioned plan. Is regularization of the plot as per Part 1 still necessary?
If the layout plan is not approved by the BDA, you will have to regularize your site by filling up Part I of the application. However, if you have not deviated from the sanctioned plan, you need not apply for regularization of the building, since the erstwhile CMCs were competent authorities to sanction plans of ground-plus-three floors.
Why can’t BBMP assist us in filling up applications?

Can you explain?
The BBMP has a policy against its employees helping to fill up the form. Filling it up requires site inspection. BBMP does not have enough engineers for this. That’s why applicants were advised to approach local architects or engineers. Second, and more importantly, BBMP staff would be directly associated with the processing of the application and checking its accuracy.
Most people manning the kiosks are not regular BBMP employees. They have been trained to give information. For queries, call hotline number 32440101 between 11 am and 2 pm on all working days.
How does one know if the plot is unauthorized?
Unauthorized sites are those sites formed with or without conversion of land use from the deputy commissioner (revenue), and without approval of the planning authority — BDA, BMRDA and BIAAPA. If these details are not mentioned in the sale deed, the site is unauthorized.
I am the owner of an apartment complex with one floor constructed over the sanctioned plan. Some portions of the car park have been converted for commercial purposes. Can these violations be regularized?
The additional floor constructed against the sanctioned plan can be regularized provided it does not exceed 50% of the permissible floor area ratio. Violations with respect to car parking cannot be regularized.
