BANGALORE: Soon, people could build more floors on their plots in the city, if the State Government gives the go-ahead to the Bangalore Development Authority's plans.

"To promote vertical growth in the city, the Floor Area Ratio (FAR) has been increased to three in the draft master plan," said BDA Commissioner M.K. Shankarlinge Gowda at an interactive meeting with members of the Federation of Karnataka Chambers of Commerce and Industry on Friday.

FAR would be further increased to four along the proposed metro rail to give a fillip to commercial ventures along the alignment, he said.

FAR is the ratio between the built-up area and plot area. In the city, it ranges between 0.75 and 1.25, depending on the width of the roads in various zones (A, B or C) one lives in.

Replying to a query, Mr. Gowda said that people living along the proposed Rs. 3,600 crore Peripheral Ring Road or those benefiting from it would have to pay a prescribed fee.

"We hope to raise about Rs. 1,000 crore through this. Another Rs. 1,000 crore could be raised by auctioning land recovered from encroachers," he said.

About completing road projects within the deadline, he said that methods were being put in place to ensure that they were completed in a year.

"We plan to incorporate a penalty clause on the contractors if they do not complete (work) on time. Also, we need to have people working round the clock," Mr. Gowda said.
