BANGALORE: The problems of the Bangalore Development Authority (BDA) in forming the ‘‘biggest layout’’ – Arkavathy - are far from over. The BDA is under pressure from ‘influential’ land developers who want their lands acquired by the authority back.
This apart, individual site owners, in a bid to reclaim their land, are indulging in rapid construction activity in the notified area in the proposed layout.
If the pressure exerted by these ‘‘landlords’’ prevail, then the BDA will lose about 400 acres of land. If this is the situation the BDA will be in no position to allot 20,000 sites as promised by it, the sources told this website’s newspaper.
The BDA. which is in the process of disbursing compensation for the land acquired, has referred the files of these three influential persons to the government, the sources said.
Though no decision has been taken on denotifying the land owned by three influential persons, the files are pending for government approval to denotify about 400 acres of land. If the government agrees to denotify these lands, then BDA may not be able to allot 20,000 sites as promised by it.
BDA in its final notification had acquired 2,750 acres of land. This included the lands of a prominent civil contractor from Gulbarga and two leading land developers from Bangalore.
According to sources, Manyata Promoters, a real estate firm promoted by the contractor, is holding 131.07 acres of land in and around Rachenahalli, Dasarahalli and Nagawara. Now it wants the BDA to return the land.
Similarly, a leading land developer with Kannada film connections is a GPA holder for 139.23 acres of land. Strangely he holds GPA of these lands on behalf of the BEML Employees Association. These lands are spread in and around Hennur, Geddalahalli, Thanisandra, Amaani Byrathikhane, Sampige Halli, Narayanapura villages that will be a part of the proposed layout.
Another leading developer from the city also has about 100 acres of prime land located a few meters from the Hebbal Flyover. This apart, some prominent political leaders including a former minister are also trying to get their lands denotified, the sources said.
Though Bangalore Development Authority is learnt to have resisted the move of these land developers, the government is yet to take a final decision in this regard, the sources said.
