Bangalore: Chanting the “go vertical’’ mantra, the just-now-unveiled Masterplan 2015 has opened up unexplored sectors for development in the city where land prices have shot through the roof and horizontal growth has hit roadblock.
Welcome to the new IT hub — western zone, where 1,025-acre space will be let out for IT development that will create two lakh jobs. This will be supported by residential usage of 4,390-acre land with new BDA layouts springing up with sites and flats.
The BDA’s Masterplan 2015 has pushed residential, commercial and IT developments towards eastern and western sectors, which don’t have the conurbation area as seen in south and north zones. Here, 7,126 acres will be earmarked for residential usage.
The new concept dwells on balanced development and work-home-play concept. Eastern sector has been identified due to its proximity to IT parks, job centres and reduction of travel time. The western zone has good water table, flooding is minimal as the drain terrain is natural and suitable road network, BDA commissioner M K Shankarlinge Gowda said on Saturday making the Masterplan public.
The Masterplan has found a solution to congestion with vertical buildup. It’s boosted by enhancing the floor area ratio to 3.25, high-rise parking spaces and reworking setbacks. As against the 15-metre high-rise concept, the Masterplan has provided for 24 metres (80 ft), on a par with Mumbai.
Identification of new landfills, integration of an airport link road from ORR to Devanahalli, peripheral ring road and truck terminals, widening of 85 arterial roads, development of integrated township have been provided for in the Masterplan, said BDA town planning member B Mahendra, who was behind finetuning the plans.
