Bangalore: “What is my area going to look like ten years from now?’’ “And, where can I buy land to build a home in Bangalore?’’ Such questions have been haunting Bangaloreans ever since the BDA put its draft masterplan-2015 for the city on public display. So, we decided to give citizens a chance to share their doubts and anxieties with us. Here are three questions from the first batch of emails we received on Wednesday.
Major Ramesh: “Can BDA brochures (on the draft masterplan) be put on the Internet so that people away from Bangalore can read them?’’
A: They are on the BDA website: www.bdabangalore.org. The main page has a link to masterplan 2015. It is in English at present and has four sections: the brochure, zonal regulations, suggestion forms and one for filling up feedback forms online.
Prem Kamath: “Which development zones do the following survey numbers in Ramassandra village, Kengeri hobli, Bangalore South Taluk, fall: 7, 01, 165, 165/2, 166?’’
A: It is difficult to pinpoint landuse like this. The draft masterplan is on display so that people can come and check what zones have been prescribed for such survey numbers. We have put up district-wise (Bangalore has 47 development districts) maps. And there is a kiosk at Yavanika for people to check survey numbers. We also plan kiosks in various parts of the city so that people can look up such things closer to their homes.
K.S. Nagendra: “There are many changes in landuse patterns in proposed CDP. Land earlier under greenbelt in south Bangalore on Bannerghatta Road is now shown as coming under BMICAPA (Bangalore-Mysore Infrastructure Corridor Area Planning Authority). Is BMICAPA the authority to sanction plans and modify landusage? BDA should have brought out a booklet with details on land, proposed usage patterns and the jurisdiction of various agencies.Also, till new plan comes into effect, can existing agencies effect landuse changes?
A: Yes, BMICAPA is the relevant authority. Landuse details are available on the BDA website. Jurisdictional areas are shown on the first map in the conference room in Yavanika. And, we reiterate once again that until the public display is over — till September 12 — there will no changes in landusage anywhere, by any agency.

Land conversions had been stopped by BMICAPA since july 2006, due to improper interpretation of the notification,DATED 2ND JULY 2005, issued by Principal secretary, Revenue Department of Govt.Karnataka..... reference :notification dated 2nd july 2005, secretary, revenue department, Govt of Karnataka...modified
procedure for land conversion...page 1828, para 8 [iii] ( b)...
which reads as....The proper development plan, may it be residential lay-out/apartments etc. pertaining to the land [for which the conversion is applied for] should be certified by BMICAPA before the land conversion and the file to be forwarded to D.c. for issuing the necessary conversion certificate.This procedure is totally objected by the present Chairman of BMICAPA, on his opinion that the plan showing the end use cannot be certified by BMICAPA , before the land is converted. The above view by the present chairman, who is the additional chief secretary and also the chair person of the BMICAPA, goes against the very purpose of the Gazette notification # RD 174 MUNOMU 2005, bangalore , DATED 23 APRIL, 2005...which was issued with a definite purpose to protect poor people from the Land sharks and also to reduce the burden on the government to create the infrastructure for them.
'THE BMICAPA OPERATIONS ARE TOTALLY STALLED'
After the appointment of the present chairman, only confusion exists in BMICAPA. Many conversion applications, which had been duly approved by all the twelve departments , and also the necessary conversion charges had been paid, have been withheld for the past four months for no valid reason.
Only evasive and vague replies by the chairman, who is also the Additional chief secretary and Development commissioner.

Please let me know i am planning to buy a site ner to Bagulgunte ,on Hessragtha Road . The new CDP shows this zone in BMICAPA , sso can you please let me know is it safe to by this site, its in Soundarya Layout, if so what are is the judurcistion it is going to be.Please confirm the same.

Hi, i have purchased a plot in Soundarya layout, after lot of confusions i understood that it belong to BBMP Yellow zone, i need to know are the taxes being accepted and how do i proceed for applying khata, there is no clarity of on this, so can you please ley me know?
